Best Flooring for Rentals and House Flips: Waterproof SPC That Holds Up
Oct 30, 2026·Brian Bowman

If you own rentals or flip houses, you already know the floor can make or break a project. It's one of the first things a buyer or tenant notices in the listing photos, and it's one of the first things to wear out when the wrong product goes down. A lot of the investors, landlords and flippers who come through our warehouse in Gadsden are asking the same thing: what floor looks good, goes down fast, and won't need replacing after the next tenant moves out? Here's what we tell them.
Why Waterproof Floors Make Sense for Rentals and Flips
Start with water, because that's what ruins most floors. Tenants spill things, pets have accidents, toilets run over and dishwashers leak. In a flip, you don't want a buyer's inspector finding swollen boards by the back door.
All Bryson Co flooring is waterproof. That includes our LVP and our SPC rigid core. You can run the same plank through the kitchen, bathrooms, laundry room and living areas, and a spill is just something to wipe up. For a landlord, that means fewer surprise repairs between leases. For a flipper, it means one floor for the whole house, which keeps the look clean and the order simple.
Wear Layer and Mil Thickness: What Actually Lasts
The wear layer is the clear top coat that protects the printed wood look. It's measured in mil, and it's the number that matters most for scratches, scuffs and furniture being dragged in and out on move-in day. A thicker wear layer stands up to more abuse.
Here's what we have in stock right now, by wear layer:
- Nature Oak, 5mm: 20 mil wear layer, 1mm attached pad, $1.50/sq ft
- Nature Oak, 5.5mm: 22 mil wear layer, 1.5mm attached pad, $1.75–$1.85/sq ft
- Antique Oak SPC, 5.5mm rigid core: 22 mil wear layer, 1.5mm attached pad, $1.85/sq ft, or $1.75/sq ft by the full pallet
- Award Winner (gray), 5.5mm: 22 mil wear layer, 1.5mm attached pad. Call for today's price.
- Premium SPC Collection, 8mm: 30 mil wear layer, 1.5mm attached pad, $2.50/sq ft (Staple Maple, Cabana Gold, Almond, Treacy Sugar and Mountain Oak)
For a quick flip going on the market, a 20 or 22 mil floor gives buyers the look they want at a price that protects your margin. For a long-term rental that will see tenant after tenant, it's worth stepping up to 22 mil, or to the 30 mil Premium SPC if the unit will see big dogs or heavy traffic.
Underlayment and Attached Pads Save a Step
Every plank on that list comes with a pad already attached to the back. That matters on a turnover schedule. There's no separate underlayment roll to buy, haul in and tape down, so your crew goes straight from a clean subfloor to clicking planks together. The thicker 1.5mm pad on our 5.5mm and 8mm floors also adds a little comfort underfoot and helps the floor feel more solid when someone walks through it at a showing.
Click-Lock Installation Keeps Turnovers Fast
Time is money on a flip and on a vacant rental. Our LVP and SPC both use click-lock installation: the planks snap together and float over the subfloor with no glue and no nails. A crew can move through a house quickly, and a handy owner can do it themselves.
Rigid core SPC is especially forgiving in older houses, which describes a lot of the flips around here. The stiff stone plastic composite core bridges small dips in the subfloor better than a flexible plank, so you spend less time fighting an uneven floor.
Kitchens and Bathrooms: Where Flips Sell
Kitchens and bathrooms are where buyers and renters look hardest. A waterproof plank lets you take the same floor from the entry right through the kitchen, with no transition strips breaking up the view. That's exactly what you see in the photo at the top of this post: one gray plank running through the kitchen, the dining area and the living room.
If you'd rather go with tile in a bathroom or laundry room, we also carry a 12x24 matte porcelain tile for $1.10/sq ft, which pairs well with the gray and light oak planks.
Choosing a Color That Rents and Sells
You're not picking a floor for yourself. You're picking one for the widest range of people. A few things we see work:
- Gray tones like Award Winner look clean with white cabinets and white trim, and they hide everyday dust well.
- Warm, light oaks like Nature Oak make small rooms and hallways feel bigger and brighter in photos.
- Mid-tone browns like Antique Oak give a classic, high-end wood look that suits older homes and cabins.
Pick one color and use it through every room you can. It makes a house look bigger and more finished.
Easy Care Between Tenants
Cleaning is simple, which tenants appreciate and property managers love. Sweep or vacuum regularly, then damp mop with a cleaner made for vinyl floors. Put felt pads under furniture legs and a mat at each outside door to catch grit. Skip steam mops and harsh scrubbers, which can dull the wear layer over time. Between leases, a good sweep and mop is usually all it takes to get the floor ready for photos.
